Bourgogne, in Nièvre,

Located in the south of Nivernais, rich area of AQPS and trotter breeding, about 2h30 from Paris, in a very preserved environment, this very beautiful stud farm was designed to breed quality horses in complete safety.

About 15 hectares (~37 acres)  of clay-limestone meadows, very beneficial to the growth of foals, the stud has obtained excellent results, many yearlings successfully presented at public sales, entirely fenced with wooden, with water distributed in each park.

Particular care has been taken in the design of the stables: safety, practicality and aesthetics have been given priority.

A wooden structure barn, of approximately 360 m²:
-4 outdoor boxes, ~4mx4m, under camera,
-3 indoor boxes,
-3 stables of approximately 24m²,
-heated drinkers,
-an ultrasound bar,
-a grain storage unit (5 tons),
-a flattener,
-a shower,
- upholstery,
- storage of hay and straws/chips.

A second building, wooden structure, approximately 67m²:
-a large box of about 20 m²,
-a shed for materials and tools.

In one of the meadows, a shelter of 25 m².

A paved courtyard, fully enclosed with sliding gate.

Finally, an architect's house, contemporary in Bourgogne wood, of around 196 m², very well made, very spacious living room, bright, with views of all the meadows to watch over and enjoy the horses. Mono-slope zinc roofing. Terrace of 86m². Beautiful garden with trees, paved driveway, automated gate.

On the ground floor, an entrance, a large living/dining room of around 50m² with fireplace, kitchen and back office, laundry room, 2 offices, 2 bedrooms, a shower room, an independent bathroom. Upstairs, a bedroom with terrace, a bedroom, a bathroom and shower, a separate toilet.

Many outdoor paths, over several kilometres, depart from the property. At equal distance between two very beautiful national forests: Tronçais and Bertranges, less than 30 minutes by van.
